What to expect.
Unlike selling a house or an office building or shopping center where the seller and buyer agree on a price, execute a contract of sale and settle on the property 60 days later, selling land tends to be a longer, much more complicated process. It is certainly possible to find a buyer who will purchase your land with a quick study period and a quick cash settlement. However, unless the buyer is obtaining a drastic price concession over the fair market value of the property, this is typically more the exception than not.
Land Developers and real estate investors don’t buy land, they buy zoning and entitlements. Your property has its greatest value after it is entitled with record plat approval to build a residential subdivision. Once your property has access to public utilities, if available, and grading permits in hand, it is worth many times more than simply raw un-entitled land.
By trading the risk and uncertainty of obtaining these entitlements, which is measured in time, a purchaser is able to offer you more money for your land. Our job as your representative is to make sure you are always protected and informed during this time consuming and complicated process.
When selling your property for residential development, there are many techniques and contract clauses that only someone sophisticated in the development and sale of land would know to add or delete from a contract of sale.
